Zoning Is the Line That Matters
New not owner-occupied short term rental permits are not permitted in AR2A, R, RS or RM zoned properties, and are available with conditions in a range of mixed use, office, commercial and downtown districts.
Those district boundaries do not follow neighbourhood names. A street can have residential zoning on one side and mixed use on the other, which means two damaged houses a hundred yards apart can be worth materially different amounts to the same buyer. And Seven Authorities Share One County
Metro covers all of Davidson County, split between the Urban Services District and the General Services District for tax and service purposes. Inside the General Services District sit six satellite cities that kept their charters and their own zoning regulations.
So the question is not only which zoning district you are in but which authority set it.
