Sell a Fire Damaged House in Antioch, Donelson and Southeast Davidson

South-east of the city the housing is later, the lots are larger and the zoning is largely residential. That combination makes these the most straightforward fire files in the county and the ones where the structural question does all the work.

Usually There Is No Licence Question At All

Which simplifies matters considerably, and it is worth saying plainly because owners here read about Nashville's rental market and assume it applies to them.

Zoning out here is largely residential, and new not owner-occupied permits are not permitted in AR2A, R, RS or RM districts. So for most properties in this part of the county the permit question does not arise, no buyer is pricing a licence, and the file is about the building and the land. The full position is on our page covering the permit and the charter.

Is the Owner-Occupied Route Available?

It can be, where the owner permanently resides at the property and is a natural person, with one permit per lot in single-family and two-family districts. That is a route for somebody living in the house rather than an investment proposition, and it is worth knowing exists rather than counting on.

Engineered Framing Does the Deciding

Later construction means engineered roof trusses and floor systems. Those are efficient and unforgiving: once heat has compromised the connections the assembly comes out whole rather than being repaired in sections.

So a fire that reaches the roof structure here more often produces a rebuild than the same fire in older city housing, where dimensional lumber chars and can frequently be retained. That is the single most useful thing to establish before taking offers.

What About the Foundation?

It varies with the era. Where a house sits on a slab, heat damage to the slab is invisible and becomes the largest unknown on the file, and buyers discount heavily for it. Where there is a crawl space, the structure can be examined from beneath, which removes much of that uncertainty and is worth doing early.

We publish no structural conclusions or zoning determinations for individual south-east Davidson properties. Inspection answers the first and Metro answers the second, both for your specific address.

The General Services District, and What That Means

Most of this area sits in the General Services District rather than the Urban Services District. The distinction was built into the charter to allow a differential in tax levels, with the Urban Services District receiving the full range of municipal services and the General Services District paying a lower rate.

Practically, owners here arrange individually for services that Urban Services District owners receive from Metro. It affects carrying costs modestly and it does not affect the permitting or the building code, both of which are Metro-wide.

Larger Lots Reduce the Cost of Everything

A genuine advantage after a fire. Equipment can reach the building, material can be stacked, and demolition and construction both proceed without the constraints that tight central lots impose.

It shows up as a lower cost line rather than as anything visible, and it is one reason offers here tend to be more predictable than in the older parts of the city.

Southeast Davidson in Context

Where replacement is already the market norm, see our page about The Nations and West Nashville. Where a separate authority sets the zoning, see our page for the satellite cities and outer county.

The Numbers on a Southeast Davidson File

Most of the housing here dates from the 1970s onward, which is the era of engineered assemblies rather than dimensional framing.

Residential property is assessed at 25 per cent of appraised value, and Davidson County reappraises on a four-year cycle, having done so in 2009, 2013 and 2017. Where a permit is in play it sits at section 6.28.030, runs 12 months and renews at $313.00.

Southeast Davidson Questions

Does the Short Term Rental Scheme Affect Me?

Usually not, since new not owner-occupied permits are unavailable in residential districts. Confirm your zoning if you are unsure.

My Roof Structure Burned.

On engineered trusses that generally means replacing the assembly rather than repairing it. An engineer will confirm what the fire reached.
